Buyers compare flooring and fittings closely and open space hardly at all, which is odd, because finishes can be changed and the space between towers cannot. Understanding why open space matters in gated communities is therefore a better use of an hour than another visit to a sample flat.

What the ratio actually measures

Open space is the share of a site left unbuilt: lawns, courts, planting, walkways and water features rather than tower footprint. Most competing launches in the Whitefield corridor operate at 65 to 75%. The Ramky Fortuna green area is larger, with roughly 80% of the 11-acre Phase 1 — about 8.8 acres — held open and landscaped.

Reaching that figure requires two design decisions. Towers must be concentrated rather than spread, which is why the built cluster here sits in the western half of the site and rises to 2B + G + 19 floors. And parking must move below ground, which it does across two basement levels.

What it changes day to day

  • Outlook. A substantial share of homes face greens rather than a neighbouring block, which affects light, privacy and resale appeal.

  • Walkability. With cars kept to a perimeter access road and covered drop-offs at each tower, the central and eastern zones stay pedestrian, so a jogging and cycling track can run through planting instead of beside traffic.

  • Microclimate. Planted ground and tree cover moderate heat and dust in a way hard paving does not.

  • Usable outdoor space. Celebration greens, a multipurpose lawn, an amphitheatre and a community plaza only work if there is room for them.

How to judge greens on a site visit

Ask three questions. Is the open space one continuous expanse or a series of leftover strips between towers? Here, the entire eastern portion of the site is a single green tract, linked to the built cluster by a landscaped spine with a cascading water feature. Second, how much of the open area is actually usable, as opposed to setback and driveway? Third, who maintains it, and what does that cost the association each year?

Landscaped township living Bangalore developers advertise is easiest to verify on foot. Walk the boundary, look for shade, and check whether the planting is mature enough to be credible.

The trade-offs worth naming

Concentrated towers mean taller buildings and more homes per floor plate, so lift waiting times and lobby design matter more. Extensive landscape also carries maintenance cost, which shows up in monthly charges after handover. And in a phased township, later phases rise on the balance land, so ask where the next towers will sit relative to your greens.

Why the ratio holds value

Open space is the one feature a later project cannot retrofit. In a corridor where East Bengaluru accounted for the majority of the city's new residential launches in the first quarter of 2026, differentiation that cannot be copied matters. That is the practical reason why open space matters in gated communities more than most amenity lists suggest.

Maintenance is the other half of the story

Greens only stay an asset if they are maintained, so ask two questions before you book. What does the association's annual landscape budget look like once handover is complete, and who holds the maintenance contract in the first year? A maintenance corpus and advance maintenance of 12 to 24 months are collected at possession here, and maintenance passes to the residents' association after handover.

The second question is water. Extensive planting needs a reliable supply, so ask about the borewell and treated water arrangements, and how irrigation is handled through the dry months. A community that plans for this keeps its landscape; one that does not gradually replaces lawn with paving.

FAQs

  1. How much open space does Phase 1 have?
About 80% of the 11-acre phase, roughly 8.8 acres, is open and landscaped.

  2. Where is the largest green area?
The eastern portion of the site is held as a single uninterrupted green tract.

  3. How does the project reach 80% open space?
By concentrating the towers in the western half of Phase 1 and putting parking into two basement levels.
