Two apartments quoted at the same size and the same rate can deliver noticeably different living space, and the reason sits in one ratio most buyers never ask about. So what is good carpet efficiency in flats, and how do you check it before you sign?

The definitions, briefly

Carpet area is the usable floor inside your walls. Saleable or super built-up area adds your share of common areas — lobbies, staircases, lifts, clubhouse and services. Carpet efficiency is carpet area divided by saleable area, expressed as a percentage.

The loading factor apartments Bangalore developers apply is the same relationship viewed from the other side: the percentage added on top of carpet area to arrive at the saleable figure. A high loading factor means a low efficiency, and vice versa.

What the numbers look like

In this segment, efficiency of 68 to 70% is typical. Anything approaching 75% is good; below 65% deserves questions. The Ramky Fortuna carpet area works out at a stated efficiency of about 74%, which is above the segment norm.

Applied to the current release, the difference is easy to see:

Configuration

Saleable area

Approx. carpet at 74%

2 BHK (Type 1)

1,011 sq. ft.

~748 sq. ft.

3 BHK (Type 1 / Type 2)

1,484 sq. ft.

~1,098 sq. ft.

3 BHK (Type 4)

1,610 sq. ft.

~1,191 sq. ft.

On the 1,484 sq. ft. home, the gap between 74% and a 68 to 70% norm is roughly 60 to 90 sq. ft. of usable floor — about the size of a small bedroom, at no extra cost.

Why rate per square foot is misleading on its own

If two projects both quote Rs 13,000 per saleable sq. ft. but one delivers 74% efficiency and the other 68%, the second is charging more for the space you can actually use. The honest comparison is rate per usable square foot, which you can compute in a minute once you have both numbers.

How to verify it yourself

  • Ask for carpet and saleable area separately, in writing, for your specific unit.

  • Check that both figures appear in the allotment letter and the agreement, not just in the brochure.

  • Compare the unit plan's room dimensions against the stated carpet area.

  • Confirm what is included in the loading: clubhouse, lobbies, services and, in some projects, amenity space.

  • Walk the sample flat with the plan in hand.

What efficiency does not tell you

A high ratio says nothing about layout quality. Room proportions, the position of the kitchen, the depth of the balcony and whether bedrooms take a full external wall all decide whether usable area feels usable. Read efficiency alongside the plan, not instead of it, and you will have a clear answer to what is good carpet efficiency in flats for your own purposes.

Where the extra area shows up in a home

Efficiency gains are not evenly spread. They appear as slightly wider bedrooms, a deeper balcony, a real foyer instead of a notional one, and a utility that actually takes a washing machine. In this release, all three bedrooms of the 1,610 sq. ft. Type 4 carry an 11'6" width, the dining measures 11'0" × 15'8" and the deck runs 6'9" × 12'3"; the 1,484 sq. ft. plans give a living area of 11'10" × 15'1" and a master bedroom of 11'4" × 12'9".

Walk a sample flat with the dimensions in hand and note which rooms take furniture comfortably. That is the practical test of whether a stated efficiency figure has been designed well.
