The choice between paying less and waiting, or paying more and moving in, is the oldest trade-off in residential property. Deciding between an under construction or ready to move flat in Whitefield comes down to four variables: price, tax, risk and the date your money starts working.

Price and payment

Under-construction homes are usually priced below comparable completed stock and paid for in stages, which suits buyers who are still saving or who are paying rent elsewhere. Ready homes demand the full consideration up front, and the premium reflects the certainty you are buying.

Tax treatment

GST on under construction flats applies at 5% of the consideration, while completed units that have received their occupancy certificate before the sale deed generally fall outside it. On a Rs 1.91 Cr home, that difference is material, so ask where your specific unit stands on the occupancy certificate timeline rather than assuming the project-level position.

Statutory costs are common to both: stamp duty of about 5% in Karnataka for properties above Rs 45 lakh, with registration and cess bringing the total to roughly 6.6 to 7.7%.

Risk

Possession risk under construction property carries is the real cost of the discount. Timelines slip, and in the worst cases projects stall. Three checks reduce that exposure: read the last few quarterly progress filings on the Karnataka RERA portal rather than the brochure; confirm the possession date written into your Agreement to Sell against the date declared to RERA; and look at how the project is financed, since milestone-linked funding creates an independent check on progress.

Ready homes carry different risks — older specification, ongoing maintenance issues, and an association whose finances you inherit.

The middle option most buyers overlook

Between the two sits near-ready stock: a project in advanced construction with a handover date inside a year or two. It captures much of the price advantage of under-construction inventory while removing most of the waiting and much of the risk, because you can inspect the actual tower rather than a rendering.

Whitefield offers a current example. Ramky Fortuna's Phase 1 is at an advanced stage with possession scheduled for 2027 and the overall project in 2030, priced at roughly Rs 12,870 to 13,350 per sq. ft. against a corridor average of about Rs 13,000. Most under-construction stock in the corridor runs four to five years out, so the difference is three to four years of rent or occupation — on a Rs 1.35 Cr 2 BHK at a 4% yield, roughly Rs 16.2 lakh over three years.

How to decide

Choose under construction if your budget needs the staged payment and you can wait. Choose ready to move if you need to occupy now and can fund the full amount. Choose near-ready if you want the arithmetic of the first with the visibility of the second — and in each case, decide between an under construction or ready to move flat on the specific unit's paperwork rather than on the category.
